
OUR special report on the booming Air BNB industry in the Scenic Rim has thrown a spotlight on an issue that many know little about.
It was an email from Tamborine Mountain’s Mark Spencer expressing his concerns about a neighbour’s decision to change his investment property to a short-term holiday rental that prompted our initial investigation.
We discovered by going to available websites such as Airbnb, Booking.com and Stayz that visitors to the area wanting to rent accomodation for a few days or even a few weeks had a plethora of choices.
Mr Spencer said amongst his concerns was the fact that council had no obligation to inform residents that a short term rental could be opening up next door.
His comment was that council should at least seek the views of residents who could be affected by increased noise and traffic.
It prompted us to seek clarification from the council on the Air BNB approval process and regulations surrounding them.
In response to our questions they gave the following answers:
Does a neighbour of an Air BNB property get notified when a DA goes into council for an Air BNB approval?
The requirements for short-term accommodation, bed and breakfast and the like, vary depending on the zone (and other factors).
In most cases, they are accepted development and neighbours would not be required to be notified.
What requirements are needed to operate an Air BNB?
Air BNB is one internet platform that offers a range of accommodation types, most with differing planning requirements.
The requirements will vary depending on the type of accommodation, the size and the location.

Is council looking at amending Air BNB regulations considering the number now springing up throughout the region?
Data on all forms of accommodation is currently being gathered to better understand the needs and impacts across the region.
However, no review of any specific accommodation type is underway.
