SHOCKWAVES went through the town of Canungra when plans for a new masterplan community were revealed earlier this week, affecting 742 hectares of land north of the township.
The proposal, still in pre-application phase, has been put forward by a consortium of 9 landowners, known as Canungra 360.
Currently the only landowner identified is Aquis, which owns a substantial amount of land used for thoroughbred breeding and training.
All of the land is in the Canungra 360 proposal is currently zoned rural under existing planning frameworks.
A rezoning process via State Government would be required to enable any future urban uses.
Early Stages
As the project is still in the pre-application phase, there is no statutory deadline for community consultation, but it is anticipated this phase will run through to the end of 2025, allowing residents, stakeholders, and the broader community time provide feedback.
No public drop-in sessions or meetings are currently scheduled, however the website www.canungra360.com provides information and a platform for feedback on the proposal.
Stakeholder and Councillor meetings will begin in the coming months.
How many homes are proposed?
There is no fixed number of dwellings proposed at this time.

What is the process once community consultation closes?
A spokesperson for Canungra 360 said following the conclusion of this consultation phase, all feedback will be carefully reviewed and summarised.
“This will inform a refinement of the strategic vision and guide any potential future planning applications at the local or state level,” he said.
“Any such applications would be subject to their own formal public notification and assessment processes under the relevant planning legislation.”
